What is PayProp? How do I use it?

As of April 2024, PayProp is your primary point of access for financial data on your units with Urban Evolution.

Q: I have received an email regarding new bank details and new financial software from Urban Evolution, is this legitimate?

A: Yes this is legitimate. Urban Evolution have invested in new financial lettings software PayProp to alleviate frustrations let by our clients from previous software.

Q: I have not received my email invite to PayProp?

A: This email is from PayProp, not Urban Evolution. Keep an eye out for an email from PayProp inviting you to the software. A small number of clients have reported that the email has gone into their spam and junk folders.

Please check these folders, then contact Help@theurbanevolution.co.uk and we can resend this invitation to you.

Q: I've forgotten my password for PayProp.

A: Please click forgot password on the home page of the app and follow the instructions to reset your password for Payprop.

Q: I can't log in via my desktop?

A: The PayProp owners app is for mobile only. Please follow the instructions in your invite link to download the app via the Apple Store or Google Store.

Q: Where are my documents?

A: All lettings, property management and compliance documents relating to your property remain on Arthur for you to access as and when you need. This includes tenancy agreements, historical statements, licences, EICRs, EPCs etc. These will not come across to PayProp, PayProp is for financial data only.

Q: Where are my past statements?

A: All historical statements will remain on Arthur for you to access. These will not transfer across to PayProp but your login to Arthur remains unchanged for you to access these. All future statements will be accessed via PayProp from here on out.

Q: Why are details regarding my property or tenant inaccurate/missing from PayProp?

A: If there is no financial data visible, this is because the next rent payment is not yet due. As soon as this is due, it will raise a charge on PayProp and this will be visible to you.

As the rent is paid and funds are transferred to you, you will receive notifications via the PayProp app. If your tenant’s next rent due date has passed and the system has not updated, please allow 48 hours for the system to update, then contact RentalAccounts@theurbanevolution.co.uk.

Please use Arthur to confirm the status of your unit, not PayProp. PayProp is only for financial information and will not show if your property is tenanted or void.

Q: How can I add another person onto my PayProp account? i.e joint owner, accountant, etc.

A: Please provide the email address of the person you’d like to have access to PayProp via RentalAccounts@theurbanevolution.co.uk - Our Accounts team will add the email address to the system. An invitation link will be sent via email to the original account owner on PayProp. This is for security reasons to ensure nobody can access the account that has not been approved by the original owner.

Q: Why are my newest statements inaccurate on Arthur?

A: Going forward, please do not refer to Arthur for financial information. Arthur may be inaccurate as financial data is being closed off on Arthur and transferred to PayProp. Please instead refer to PayProp only for all financial data going forward. Arthur still remains for tenancy documents and historical statements.
