Where is my deposit?
Urban Evolution uses 2 types of deposit protection, and you may have been given a choice between the two when you first applied.
Deposit Protection Service (Custodial)
This is the traditional form of protecting a deposit.
Urban Evolution will give the deposit to the Deposit Protection Service (DPS) to look after for the duration of your tenancy. At the end of the tenancy, the DPS release the deposit once both you and Urban Evolution agree on the amount to be returned.

Reposit
Reposit is a new way of protecting a deposit.
Tenants will instead pay one week's non-refundable fee, rather than 5 weeks refundable deposit.
This saves money up front, and frees up cash at the start of your tenancy.
You are still responsible for any damages caused or unpaid rent, just like a normal deposit, and will be due at the end of the tenancy, with a similar claims and dispute process to traditional deposit protection.

Moving Out
Before moving out, it's important to review your tenancy agreement and check-in inventory. These documents will give you an idea of what needs to be addressed before the check-out process. It could involve fixing any damage to the property or meeting specific terms, such as keeping the communal kitchen tidy. If you're unable to locate these documents, don't hesitate to check your portal or get in touch to request a copy.
The check-out process is a crucial event in your tenancy. It provides an opportunity for Urban Evolution to carefully assess the condition of the property, come to a conclusion regarding any deductions from your deposit, and gather necessary evidence to support any claims against your deposit.

Claim considerations
When claiming against your deposit, your property manager will compare the condition of the property at the time of move in and inventory, and consider fair wear and tear, the length of the tenancy and number of tenants in the property.
How long will it take to receive my deposit back?
The checkout takes place as soon as possible after you have moved out.
If you move out on a weekend or bank holiday, or we have multiple tenants moving out at the same time, such as the summer period, please allow up to 10 working days for the checkout to take place, and for Urban Evolution to be in touch regarding your deposit.
After the checkout takes place, if there are no claims to be made against your deposit, it will be released back to you immediately.
What if I disagree with the claim?
If there are claims to be made against your deposit, and you disagree with this decision, you can ask the your deposit scheme to adjudicate using their Dispute Resolution Scheme.
This involved both parties submitting evidence relevant to the claim, and being evaluated by an independent, impartial adjudicator. The Adjudicator reviews all evidence and decides how the deposit will be repaid.
This process can take up to 6 weeks to be resolved, although it is often quicker.
